The tenants for these pad sites are Starbucks, Wendy’s, 99 Restaurant, Cracker Barrel, Red Robin, Chick-Fil-A and Wachovia Bank.  Restaurant Row consists of seven parcels of land totaling approximately 10.9 acres all located in the 101-acre mixed-use development known as the Horizon Corporate Center.  The property has excellent visibility and accessibility from U.S. Route 1 and the Pennsylvania Turnpike.  It is situated directly in front of Lowe’s and Wal-Mart, with Target and Home Depot across the street.  The Property is one half-mile from the popular Neshaminy Mall and just two miles from the Philadelphia Park Racetrack and Casino.

Restaurant Row is 100% ground leased to seven retailers (all identified above) with long-term leases and fixed rental increase.  The ground leases are triple net, with the tenants responsible for all expenses including their pro-rata share of common expenses.
